			<content:encoded><![CDATA[<p>Just took this listing &#8211; expecting it to go pretty quickly given the area, the schools and the fact that it&#8217;s in a great location at the end of a cul-de-sac with its own driveway long enough to park a couple of cars (before you ask, most homes in this specific community have shorter shared driveways and not a lot of guest parking.  This home is definitely at an advantage in the parking situation).  We think it&#8217;d be awesome for someone looking for a reasonably-priced home zoned for great schools and some nice space inside.  Without further ado, here it is (if it&#8217;s not showing up yet, it&#8217;s because we JUST listed it and it&#8217;s probably making its way through the pipeline):</p>

			<content:encoded><![CDATA[<p>Over the past few days you may have noticed our site has been a little, well, funky.  As we&#8217;ve grown, we realized that we need to move the site off the home server (turnkey linux wordpress virtual machine running on whitebox vmware ESXi for all the techies out there) onto a real hosting platform so we can offer more reliable service.  Unfortunately, it took a couple of days to iron out all the kinks and get things set up again and for that we apologize.  On a brighter note, your experience buying or selling a home in Las Vegas shouldn&#8217;t be threatened by toddlers poking at the blinky lights in my office any more&#8230;</p>
<p>The other alternative was to move to a home with a separate room for the servers.  I&#8217;ll let you decide &#8211; $15/mo for the super deluxe website hosting package or something like THESE:</p>

			<content:encoded><![CDATA[<p>For a while now folks looking to buy something under $50K or so needed to come in with all cash since lenders just weren&#8217;t able to or interested in making loans below that amount. I&#8217;ve actually gotten questions from multiple buyers asking if, and this just underscores the state of real estate in Las Vegas, they could charge a sub-$50K home on their credit card.</p>
<p>(Just for the record, the answer is YES, but you need to do it by taking a cash advance and using it for a cash offer on a place.  There&#8217;s really no one out there on the seller&#8217;s side to run your card.)</p>
<p>So I was pleasantly surprised when I got an email from Rey at Bank of America telling me that they are willing and able to write FHA and conventional loans down to $10K.  Sort of like getting a loan on a cheap car but with a bunch more paperwork involved.  Seriously though, this should open up homeownership for a LOT of people who didn&#8217;t want to or couldn&#8217;t afford a mortgage on somewhere more expensive and who didn&#8217;t have $50K burning a hole in their pocket. Our condo listing up in the Northwest just came back on the market after the previous buyer backed out of the deal.  The nice thing is, now the short sale is APPROVED!  The bank is being very responsive with us about negotiating so this one will be a quick turnaround for some lucky buyer &#8211; no waiting months to find out what&#8217;s going to happen (or not).  So if you&#8217;re looking to get into Las Vegas real estate on the cheap this may be a great option for you.
